TFL to launch over-station projects at Bank, Paddington and Southwark

Transport for London (TFL) have announced plans to launch over-station projects at Bank, Paddington and Southwark which will be used as office spaces.


Helical has been selected by TTLP as the investment partner for this exciting London project, following a competitive procurement process.


All sites, which have already received planning permission, will host sustainable workspaces for the local community.


The developments will not only create revenue for TFL, but also help promote active travel.


Eco-friendly living is also at the core of the construction projects - with a major focus on net zero carbon and sustainable travel. For example, all three sites will have 900 bike spaces in total to encourage occupants to cycle more regularly.


The over-station development in Paddington is 19-stories high and located next to the new Paddington Elizabeth line station. It will offer both office and retail space. On-site developments are expected to start in 2026.


Bank’s development will be situated above the new station entrance on Cannon Street. This will be 40,000 sq ft and eight stories tall with a basement. Work on this development is expected to start next year.


Southwark’s over-station creation will be based above Southwark tube on the Jubilee line. We are expecting a 17-storey hybrid timer building, which is set to be one of the most sustainable commercial buildings in the UK. Construction will take place from 2025 onwards.
